We will hand over receipts with revenue stamps on booking and further a registered Agreement of Sale with your property details, payment details and other terms and conditions connected herewith, subject to payment of the applicable stamp duty/registration charges.

PAN details is requested by the registering authorities and is mentioned on the agreement. An Indian resident who does not possess a PAN card, can still purchase a property by filling the Form 60 along with a certified copy of your address proof.

The client pays the stamp duty/registration charges depending on the documentation that is being executed.

Yes, the stamp duty is adjusted provided the person signing the agreement of sale and execution of the deed is the same. This also depends on the state government notification in force during the execution of the deed.

You are the owner of the villa/apartment after receiving occupancy of the apartment and a no objection certificate from the developer. You can then resell your apartment.

At Bennet & Bernard Custom homes, we offer you a price which is inclusive of 3 years maintenance, Electricity connection charges, club charges and or any other usual developer charges. The current taxes/closing charge in effect is as follows:

• Consideration value between 1- 50 lakhs – Stamp duty of 3.5% and registration fee of 2%
• Consideration Value between 50-75 lakhs – Stamp duty of 3% and registration fee of 4%
• Consideration Value between 75 lakhs – 1 Cr-Stamp duty of 3.5% and registration fee of 4.5%
• Consideration Value above 1 Cr – Stamp Duty of 5 % and registration fee of 4%
